Commercial buildings constructed before 2004 commonly contain asbestos in wall and ceiling linings, fire doors, service risers, electrical switchboards, plant rooms, roofing, cladding and floor coverings. These materials are often concealed behind later fit-outs and may not be immediately obvious.

Under the WHS Regulation 2011 (Qld), a person with management or control of a workplace must identify whether asbestos is present. Workplaces must hold a current asbestos register and management plan that is accessible to workers, tenants and contractors.

Asbestos registers and management plans

Every workplace where asbestos is present or likely to be present must hold a current asbestos register and management plan. Hazclear prepares these documents through a site inspection, sampling program and risk assessment. We also review and update existing registers when buildings change use, undergo refurbishment or when the scheduled review interval is due.

Fit-out, refurbishment and demolition

Before any work that will disturb the building fabric, asbestos must be identified and, where it will be affected, removed.
