There is no single price for asbestos testing or removal. What you pay depends on the type of material, how much there is, how easy it is to reach and where your site is located. This guide explains what drives the cost so you can compare quotes and set realistic expectations before work begins.
A note on pricing: the figures below are general Queensland guides only. Every project is different, and an accurate price always comes from a site-specific quote. We never publish fixed pricing because it would mislead more often than it helps.

What affects the cost of asbestos work
The cost of every project depends on a combination of factors specific to that site. Understanding what drives pricing helps you read a quote and see where unexpected costs can arise.

Bonded asbestos removal costs
As a general guide, bonded asbestos removal in Queensland typically ranges from $50 to $250 per square metre. Where your project falls within that range depends on the factors above.

Friable asbestos removal costs
Friable removal is significantly more expensive than bonded removal. The extra cost comes from the sealed enclosure, negative pressure equipment, three-stage decontamination unit, mandatory air monitoring, independent clearance by a licensed assessor, water management, higher-level PPE, and a nominated supervisor on site at all times.
Friable costs are project-specific and don’t reduce neatly to a per-square-metre figure. Testing and inspection costs
Asbestos testing and reporting is typically quoted as a fixed fee, based on the property size, the number of samples likely required and the type of survey (non-destructive or destructive). The cost includes the site inspection, sampling, laboratory analysis by a NATA-accredited laboratory, and the written assessment report.
Factors that affect the price include the size and complexity of the property, the number of suspect materials, the number of samples collected, and whether express laboratory turnaround is required. Testing is quoted separately from removal — if removal is needed after the assessment, that scope is quoted based on the findings. Air monitoring and clearance costs
Air monitoring and clearance is required for all friable removal and recommended on many bonded projects. The cost depends on the duration of the removal (monitoring runs for the length of the project), the number of monitoring locations, and whether clearance air sampling and laboratory analysis are required.
For friable removal, air monitoring and clearance is a mandatory component and is typically included in the overall project quote. For bonded removal, visual clearance may be sufficient depending on the scope and site conditions. Soil assessment and remediation costs
Asbestos in soil costs vary widely with the site size, the extent of contamination, the volume of material to be removed and the distance to a licensed disposal facility. Soil projects are quoted on a site-specific basis once the assessment has defined the scope.

Frequently asked questions
Why do quotes vary so much between companies?
Two reasons. First, pricing genuinely depends on site-specific factors — material type, quantity, access, location, condition and disposal distance. Second, quotes aren’t always comparable: a lower price may exclude waste disposal, clearance or documentation. Always check what each quote includes before comparing the numbers.
Is testing included in the removal cost?
No. Testing is quoted separately from removal. If removal is required following the assessment, the removal scope is quoted based on the findings.
Why is friable removal so much more expensive?

Are there minimum charges?
Yes. Even small jobs carry fixed costs for setup, PPE, waste transport and disposal. This is why the per-square-metre rate is higher on small quantities than on large areas.
Can I reduce the cost by doing some of the work myself?
Friable asbestos must always be removed by a licensed Class A removalist — it cannot be done by an owner. For limited amounts of bonded material, Queensland rules allow some owner removal, but it carries real health risks and strict handling, transport and disposal obligations, and rarely saves much once disposal and safety are accounted for. Does the quote include replacing what was removed?
Generally no. A removal quote covers safe removal, disposal and clearance — not reinstatement (new sheeting, cladding or making good) unless that’s specifically stated. If you need replacement included, ask for it to be scoped.
Do I need testing before removal?
If the presence or type of asbestos is unknown, testing first is recommended so the material can be confirmed and the removal scoped correctly. If you already hold a current, relevant report, new testing may not be required.
