Winston Lodge Multi-Unit Strip-Out

Scope of work
Full asbestos strip-out of a multi-building residential complex ahead of redevelopment. The scope covered three separate buildings totalling thirteen units, including roof sheeting, wall cladding, internal linings, wet-area sheeting and eaves across multiple levels.
Approach
Exclusion zones and warning signage were established around the unit blocks before work began. Containment sheeting was set up and roof material was removed by crane and controlled loadout from the upper levels, working down through the structure. Internal linings were stripped room by room back to the timber frame, with wall sisalation and battens progressively cleared. A crew worked across the front and rear elevations using scaffold access.
Key outcomes
All asbestos-containing material across the three buildings was removed intact, double-wrapped and disposed of at a licensed facility with waste tracking. The stripped structures were handed over clear of asbestos and ready for the demolition and redevelopment program to proceed.

Full Residential Strip-Out
Brisbane, QLD
Scope of work
Whole-of-house asbestos strip-out of a residential property prior to demolition. All external cladding, roof sheeting, eaves and internal asbestos linings were removed back to the timber frame.
Approach
The property was assessed and barricaded with an exclusion zone before removal commenced. Roof sheeting and wall cladding were removed using controlled methods and staged for wrapping, with aerial monitoring of progress across the site. Work moved from the roofline down through the cladding to the internal frame, keeping material intact throughout.
Key outcomes
The house was fully stripped to frame and slab, with all asbestos material double-wrapped and disposed of at a licensed facility. A clearance inspection confirmed the site was suitable for the demolition contractor to commence.

Commercial Removal Beside Resort
Moreton Island, QLD
Scope of work
Removal of asbestos cladding and roof material from a commercial building on Moreton Island, located directly beside an operating resort with public nearby.
Approach
Given the sensitive island location and adjacent resort, a controlled exclusion zone and site containment were established before work began. Roof and wall panels were removed progressively and staged for wrapping, with aerial oversight of the exclusion zone and containment throughout the removal.
Key outcomes
All asbestos-containing cladding and roofing was removed and disposed of under waste tracking, with the building shell left cleared to its structural frame and piers. The resort continued operating alongside the works without disruption.

Tangalooma Dive Centre Removal
Tangalooma, Moreton Island QLD
Scope of work
Asbestos removal and roof strip-out of the dive centre building within the Tangalooma resort precinct, with removal of asbestos roof sheeting and associated material.
Approach
Site signage and an exclusion zone were set up around the building within the active resort environment. Containment was established and the roof was removed progressively, with the strip-out managed under aerial oversight to maintain control of the containment beside the resort.
Key outcomes
Asbestos roofing and material was removed and disposed of under waste tracking, leaving the roof frame and structure cleared and ready for the resort's rebuild works to proceed.

Asbestos Cement Roof Removal
Alligator Creek, Townsville QLD
Scope of work
Large-scale removal of a weathered asbestos cement roof, carried out under full containment. The scope included the complete roof sheeting and a structural make-safe with a new roof frame installed over the containment.
Approach
Because of the degraded condition of the roofing, the work was carried out under Class A controls with a sealed poly containment enclosure and decontamination setup. The roof was removed in stages, with the work area lined and access controlled for waste loadout. A new roof frame was installed as a structural make-safe over the containment as removal progressed.
Key outcomes
The full asbestos cement roof was removed under containment, double-wrapped and disposed of at a licensed facility with waste tracking. The structure was left safely made-safe with new framing in place and cleared for the following trades.

Residential Eaves & Sheeting Removal
Wavell Heights, Brisbane QLD
Scope of work
Targeted residential removal of asbestos eaves sheeting and laundry wall sheeting from an occupied home, completed in a single day.
Approach
An exclusion zone was set up across the street frontage and front elevation before work began. Eaves sheeting was removed along the roofline and the laundry wet-area sheeting taken out using controlled wet methods, keeping material intact and the work area contained throughout.
Key outcomes
All identified asbestos sheeting was removed, wrapped and disposed of under waste tracking, with the eaves line and laundry left clear and ready for the homeowner's repairs the same day.

School Friable Ceiling Removal
North Queensland
Scope of work
Class A friable removal of asbestos ceiling material from six classrooms and staff areas at a North Queensland school, carried out under full negative-pressure enclosure.
Approach
A sealed enclosure was built with poly lining and scaffold, served by negative air units and a three-stage decontamination unit. Removalists in full PPE worked inside the enclosure to strip the friable ceiling material back to the timber battens, progressively clearing each classroom and the roof cavity.
Key outcomes
All friable ceiling material was removed under controlled conditions, with the ceiling cavities cleared back to structure and prepared for clearance. Each area was left ready for clearance inspection and reinstatement, completed within the school program.

Contaminated Soil Remediation
McKenzie River, QLD
Scope of work
Remediation of asbestos-contaminated soil across a river-side site, involving excavation, validation and off-site disposal of contaminated material by the truckload.
Approach
An exclusion zone and laydown area were established and the site worked in cells. Contaminated soil was excavated and loaded into lined trucks with dust suppression, and plant was decontaminated in a dedicated zone between loads. Excavated cells were validated and the remediated ground capped with plastic before backfill.
Key outcomes
Twenty-seven B-double loads of contaminated soil were removed and disposed of at a licensed cell on the contaminated land register at a nearby mine site. The remediated cells were validated and capped, returning the ground to a clean, development-ready condition.

Geebung, Brisbane QLD
Scope of work
Removal of asbestos-contaminated soil from a development site at Geebung, with excavation and off-site disposal to allow the development to proceed.
Approach
The site was set up with controlled access and the contaminated soil excavated and loaded directly into lined trucks for haulage. Loadout was managed to keep material contained during excavation and transport.
Key outcomes
Forty-five tonnes of contaminated soil were removed and disposed of under waste tracking. Clearance was obtained for the site, allowing the development to move forward.

House Fire Asbestos Remediation
Nambour, Sunshine Coast QLD
Scope of work
Remediation of a fire-damaged residential site where the burnt structure had left asbestos-contaminated debris across the property. The scope covered clearing and disposal of contaminated fire debris and remediation of the ground.
Approach
A sediment control perimeter and decontamination containment were established around the burnt site. Contaminated debris was cleared by excavator under Class A controls, with the site progressively scraped and graded. Aerial monitoring tracked the clearance across the property from the burnt debris through to the graded pad.
Key outcomes
Sixty-two tonnes of asbestos-contaminated fire debris were removed and disposed of under waste tracking. The site was scraped, graded and remediated to a clean, complete condition ready for rebuild.

School Contamination Clean-Up

Scope of work
Decontamination of a school after asbestos-contaminated sensory sand was identified across classrooms and activity areas. The scope covered environmental cleaning of classrooms, sensory rooms, activity rooms and stores where contaminated material had been handled.
Approach
Contaminated sensory sand tubs and trays were identified and controlled, with air monitoring in place throughout. Rooms were decontaminated using HEPA vacuuming and wet wipe-down of surfaces, soft furnishings and carpets, working systematically through classrooms, sensory rooms, the gym, activity rooms, stores and the manual arts room, with contaminated material bagged for disposal.
Key outcomes
All twenty-seven affected rooms were decontaminated and cleared. Clearance was obtained across the affected areas, allowing the school to safely return the spaces to use.
