Much of the Gold Coast’s established housing and commercial building stock dates from the 1960s to 1980s, a period of rapid coastal development when asbestos-containing materials were used extensively. Holiday homes, low-rise apartment blocks, canal estate housing, motels and retail buildings from this era commonly contain asbestos in wall linings, ceilings, eaves, wet areas, roofing and floor coverings.

When Gold Coast property owners need testing
Before renovation or demolition
The How to Safely Remove Asbestos Code of Practice 2021 (Qld) requires asbestos to be identified before any work that may disturb it. Gold Coast properties from the 1960s to 1980s are commonly being updated, extended or demolished for higher-density redevelopment. Testing should be arranged before work begins on any property built or renovated before 2004.
Apartment and unit complexes
The Gold Coast has a high proportion of older low-rise and mid-rise unit complexes constructed during the 1960s to 1980s. Body corporates and property managers responsible for these buildings need to identify whether asbestos is present in common areas, individual units, plant rooms and external cladding. An asbestos register and management plan is required for any workplace where asbestos is present or suspected.
Property transactions
Pre-purchase asbestos inspections are increasingly common on the Gold Coast, particularly for older beachside homes and investment properties. An assessment provides buyers with clarity on what is present and what obligations may follow.
Redevelopment sites
Sites being cleared for redevelopment require a pre-demolition asbestos survey before any structures are demolished. Where older buildings have previously been demolished on a site, soil assessment may also be required to check for buried asbestos in the ground.
Common materials found on the Gold Coast
The most frequently identified asbestos-containing materials in Gold Coast properties include flat fibre-cement sheeting used as wall and ceiling linings, corrugated cement roofing, eaves and soffit panels, wet-area linings in bathrooms and laundries, vinyl floor tiles and adhesive, electrical backing boards and textured ceiling coatings. Older apartment complexes frequently contain asbestos in common area ceilings, stairwells, laundry rooms and plant rooms.

What is included
